Buying Property in Cuba as a Foreigner

What is actually possible depends on your status, the property and the transaction structure.

1. Can foreigners buy property in Cuba?

There is no single answer. The possibilities depend on residency status, the legal category of the property and the structure of the transaction. Each case must be assessed before any commitment is made.

2. Permanent residents

Permanent residency may create different legal possibilities than a non-resident foreigner. This does not make every transaction automatically available; the property, its registry status and the intended use still have to be assessed.

3. Non-resident foreign investors

Ordinary private-home acquisition cannot simply be assumed to be available to non-resident foreign nationals. Special real-estate or investment structures may apply, and their availability depends on the framework in force and the specific project.

4. Real Estate Residence

A specific migration category exists for qualifying foreign owners or tenants within legally designated real-estate schemes. It does not apply automatically to every property purchase, and eligibility is assessed individually.

8. Before signing or paying

Confirm the buyer's eligibility, the seller's authority, the registry position, occupants and co-owners, the physical description, permitted use, required approvals and the payment route. Do not treat a listing, reservation or private agreement as a substitute for formal verification.
